Why commercial spec is different

Abrasion ratings step up. Residential floors are routinely specified at PEI 4. Commercial work starts at PEI 4 for light-traffic zones and steps up to PEI 5 for entries, lobbies, corridors and back-of-house, where the tile must hold its surface for the life of the fitout.

Slip ratings step up too. Commercial wet areas typically require R12 where the residential equivalent runs at R10, and external commercial circulation usually wants R11 minimum. The tile that passes a residential bathroom does not necessarily pass a hotel bathroom.

Volume and batch management. Commercial projects routinely order between 200m² and 5,000m², and the batch consistency, sample approval and lead-time coordination that goes with that scale is a different process from a residential supply. Plan it early or pay for it late.

Trade & project support

Hospitality. Hotels, restaurants and bars run the most design-intensive commercial briefs. The tile has to hold a high visual specification while handling the highest residential-equivalent traffic in the building. Marble-look, terrazzo and large-format stone-look dominate this segment.

Healthcare. Clinical areas need R12 wet, chemical resistance for cleaning regimes, and surfaces that read as calm rather than institutional. Corridors run at PEI 5 commercial.
